Commercial Real Estate AI Workflow Research Note

Research conclusion

The evidence supports a workflow-first guide. AI can assist with document intake, extraction, market research, initial analysis, writing, and document production. It does not turn a commercial real estate deal into one automated task.

Professional duties continue across client instruction, confidentiality, source verification, marketing accuracy, valuation, negotiation, diligence, and closing. The accountable reviewer changes by task and jurisdiction.

Governing professional evidence

The RICS professional standard, Responsible use of artificial intelligence in surveying practice, took effect in March 2026. It requires members and regulated firms to understand relevant AI limits, protect private and confidential data, assess whether AI is appropriate for a task, maintain a system register and risk register, test third-party systems, apply professional judgment to material outputs, document reliability decisions, and disclose material AI use to clients.

The standard is not a universal law and does not bind every commercial real estate professional. It is a useful current benchmark for a regulated professional-services workflow.

RICS real estate agency and brokerage guidance places responsibility on agents to agree the client instruction and marketing strategy, protect confidential information, obtain necessary documents, check marketing particulars, and correct information when facts change. The newer Property Agency and Management Principles standard applies globally to RICS members and regulated firms across commercial and residential work.

ALTA and NSPS standards provide a concrete closing-stage example. The 2026 land title survey standards align the information required by clients, lenders, title insurers, and surveyors. AI-generated summaries do not replace the fieldwork, certification, or professional responsibility attached to the survey.

Offering memorandum case

Henry publicly describes a system that accepts property documents, financial records, photos, and firm context to help produce underwriting, comps, research, offering memorandums, broker opinions of value, and pitch decks.

Its Compass Commercial case study says one broker reduced a basic BOV from about two hours and a full OM from as much as seven hours to about 20 minutes. This is a vendor-published customer account, not an independent benchmark. It establishes a documented use case and claimed result for one workflow, not an industry average.

Commercial Observer independently covered Henry's launch and described the product as a deal-deck copilot. The article relies largely on founder statements and does not validate the later time-saving claims.

Workflow model

The public guide can use a representative investment-sale workflow:

StageTypical evidencePlausible AI roleAccountable human
Instruction and conflict checksClient identity, scope, authority, conflictsOrganize intake and flag missing fieldsBroker, counsel, compliance
Property and document intakeRent roll, trailing financials, leases, title, survey, photosClassify, extract, normalize, compareAnalyst and source owner
Market and comparable researchProprietary databases, public records, broker knowledgeRetrieve, deduplicate, summarize, draft tablesAnalyst and local market expert
Underwriting and valuation supportAssumptions, model, comps, debt termsPopulate models, run scenarios, explain changesQualified analyst, appraiser, investment lead
Positioning and marketingVerified property facts, strategy, disclosuresDraft narrative, maps, tables, and layoutsBroker, client, legal review

NegotiationOffers, terms, motivations, authorityCompare terms and prepare scenariosClient, broker, counsel
Diligence and closingContracts, environmental, title, survey, financingTrack requirements and summarize exceptionsCounsel, engineers, title, lender, client

This is an explanatory model, not a universal transaction standard. Leasing, debt placement, development, valuation, and property management have different flows.
