Company identity
RealPage is a separate property-technology company headquartered in Richardson, Texas. Its company page says it was founded in 1998, serves rental-housing owners and managers, and offers property management, revenue management, screening, spend, utility, insurance, resident, and other services.
RealPage does not own CoStar or Apartments.com. CoStar Group's current brand portfolio lists Apartments.com as a CoStar Group brand. The E096 transcript's ownership claim is incorrect.
DOJ case
The Antitrust Division's case page is the controlling procedural record. The case opened on August 23, 2024. DOJ classifies it as a civil non-merger matter involving collusion and agreements not to compete. An amended complaint was filed on January 7, 2025.
DOJ's November 24, 2025 announcement says the United States filed a proposed settlement to resolve its claims against RealPage. DOJ alleged that RealPage revenue-management software relied on landlords' nonpublic, competitively sensitive information to set rents and included features that limited price decreases or aligned pricing among competitors.
The proposed judgment would restrict runtime use of competitors' nonpublic sensitive information, restrict training on recent active-lease data, constrain narrow geographic effects, require redesign of specified features, limit market surveys and discussions, add a monitor, and require cooperation.
The word proposed matters. The case page lists the RealPage proposed final judgment and Tunney Act materials dated November 24, 2025. It separately lists a final judgment for Greystar dated March 2, 2026 and a proposed Willow Bridge judgment dated July 6, 2026. Public copy should not silently turn the RealPage proposal into an entered final judgment unless the docket later supports that statement.
Distinction from surveillance pricing
The RealPage allegations concern competitor information, coordination, and independent pricing decisions. Surveillance pricing concerns personal or inferred consumer information used to tailor an individual's offer. Both can involve algorithms, but the inputs, legal theories, evidence, and potential harms differ.

The DOJ record does not establish that RealPage used a renter's health, browsing history, device, or other personal data to estimate that renter's willingness to pay. Public pages should not use the case as shorthand for that claim.
Publication boundary
Describe allegations as allegations and proposed relief as proposed. Link to the current case page for procedural status. The company profile may describe RealPage's products from its own pages, but marketing claims should be attributed to RealPage and kept separate from DOJ's claims.
